Buying or selling a home is the biggest financial transaction of almost anyone's life.
We review, negotiate on your behalf, and file claims when hidden defects come to light, the real estate agency fails to honor its agreement, or problems arise with the earnest money deposit (arras).

We're not an assembly-line law firm, nor a directory that farms out cases to third parties. That translates into concrete things: the lawyer who studies your case is the same one who negotiates it and the one who calls you; we tell you from the start if a claim isn't worth pursuing, even if that means losing the engagement; and we write and speak in language that doesn't need translating.

Our quotes are in writing, personalized, and free of hidden fees. We'll tell you, in the clearest language possible, what the engagement will cost, what's included, and what isn't. Part of our fees is often contingency-based; for example, 10% of the money you recover, or an amount payable only if the situation is resolved.
Over the years, we've negotiated hundreds of contracts and resolved a great many disputes. The director of La Propiedad Consulting, Sergio Montijano, has been a practicing lawyer for more than a decade in the fields of real estate law and commercial law. He handles matters like those described above and has represented dozens of clients before numerous courts and tribunals. He is also a law professor at UNED and at the legal practice school CEIJ,where he teaches courses on Condominium Law, Leases, and Real Estate Sales to lawyers who want to deepen their knowledge of these areas.
Our advice is to choose the professional who inspires the most confidence in you, has experience with matters like yours, and with whom you communicate well. The key is for the professional you choose to be seriously committed to your case and to maximize its chances of success.
At La Propiedad Consulting, we take that commitment very seriously. We believe in specialization, which is why you'll notice we don't offer other legal services such as severance claims, traffic tickets, or divorces. We only take on cases we believe have a real chance of winning.
Sometimes it's hard to give a percentage for the likelihood of success, because legal uncertainty can be high, but we'll explain in detail what leads us to believe in your case. Even if it isn't the best way to "sell" our services, we'll always tell you how strong or weak we think your case is at every stage, because we believe trust must always be built on honesty.
